Cost of living

Cost of living in Abu Dhabi for tech workers (2026)

Cost of living in Abu Dhabi in 2026: rent, the 5% municipality fee, the rent freeze, utilities, buses, schools and health insurance, compared with Dubai.

The cost of living in Abu Dhabi is lower than in Dubai, but rent still takes the biggest share of your pay. Numbeo’s figures for October 2026 put a one-bedroom flat in the city centre at about AED 7,222 a month, and a single person’s other monthly costs at about AED 3,609. Overall, Numbeo has Dubai about 14% more expensive than Abu Dhabi, with or without rent. On top of rent, tenants pay a 5% municipality fee through their utility bill, and since June 2026 rents on renewals have been frozen.

This guide gives you the numbers you need to judge an Abu Dhabi offer: rent and fees, utilities, transport, health insurance, schools, and a comparison with Dubai. All prices are in UAE dirhams (AED). The dirham is pegged to the US dollar at USD 1 = AED 3.6725 (u.ae).

Abu Dhabi cost of living for a single person

Add a one-bedroom flat to the single-person figure and you get a rough monthly budget:

Budget Central 1-bed 1-bed outside centre
Rent 7,222 5,140
Municipality fee (5% of yearly rent, spread monthly) 361 257
Other living costs (Numbeo) 3,609 3,609
Total per month about 11,192 about 9,006

That’s about USD 3,050 or USD 2,450 a month. It doesn’t include a car, travel home, or savings.

Abu Dhabi cost of living for a family of four

For a family, take a three-bedroom flat and Numbeo’s family figure: AED 14,243 + AED 712 municipality fee + AED 12,733 = about AED 27,700 a month in the centre, before school fees. Outside the centre, with a three-bedroom flat at AED 10,051, it’s about AED 23,300. School fees (below) average about AED 4,500 per child per month on top.

Rent in Abu Dhabi

Typical rents

Numbeo’s averages are above. In practice, rents depend a lot on the area and on whether the building has a pool, gym and parking. Visit at rush hour and time the commute to your office before you sign.

The rent freeze

On 2 June 2026, the Abu Dhabi Real Estate Centre cut the allowed annual rent increase from 5% to 0% for residential, commercial and industrial properties (A&O Shearman). Renewals stay at the current rent, and a new lease on a previously rented unit must carry the same rent as the last registered contract. The measure is temporary and in force “until further notice”, it doesn’t apply retrospectively, and properties in Abu Dhabi Global Market (ADGM) follow their own framework (Khaleej Times).

What this means for you: if you rent a unit that was let before, ask to see the previous Tawtheeq rent. A newly built unit, let for the first time, isn’t capped in the same way.

Fees and paperwork

According to the official UAE portal (u.ae):

  • Tawtheeq. Landlords must register the lease in Tawtheeq, Abu Dhabi’s register of tenancy contracts.
  • Municipality fee. It’s calculated at 5% of the rental value or the rental index, whichever is higher, and added to your monthly water and electricity bill over 12 months. UAE nationals are exempt for their own homes. You may see an older 3% figure in some articles; the official portal now gives 5%.
  • Broker commission. Some brokers charge up to 5% of the yearly rent.
  • Post-dated cheques. Tenants usually provide post-dated cheques for the lease period, so open a UAE bank account first.

Example: on a yearly rent of AED 86,000 (about AED 7,200 a month), the municipality fee is AED 4,300 a year, or about AED 358 a month on your utility bill.

Rent in Abu Dhabi vs Dubai

Monthly rent Abu Dhabi Dubai Dubai is
1-bed, city centre AED 7,222 AED 8,842 22% higher
1-bed, outside centre AED 5,140 AED 5,560 8% higher
3-bed, city centre AED 14,243 AED 16,577 16% higher

Source: Numbeo comparison, 16 October 2026. Dubai also charges a 5% housing fee on the yearly rent through DEWA bills.

Utilities, internet and phone

Numbeo puts basic utilities (electricity, water, cooling, refuse) for an 85 m² flat at about AED 711 a month, against AED 902 in Dubai. Your bill will be higher in summer when the air conditioning runs all day, and it also carries the municipality fee.

Ask the agent which utility costs are included in the rent and how air conditioning is billed in that building before you sign.

Home broadband is about AED 324 a month and a mobile plan with 10 GB+ data about AED 208 (Numbeo).

Transport

Public buses

Abu Dhabi’s buses use the Hafilat card. The standard fare across Abu Dhabi, Al Ain and Al Dhafra is AED 2 to board plus 5 fils per kilometre, capped at AED 5 per journey. You can change buses without a second boarding fee if you tap in within 60 minutes of your last tap-out, and children aged 10 and under travel free (Abu Dhabi Mobility).

Numbeo’s contributors put a monthly pass at about AED 98, compared with AED 275 in Dubai.

Driving and taxis

Abu Dhabi is spread out, and many residents drive. Budget for the car, fuel (Numbeo: about AED 3.52 a litre), insurance, parking and road tolls. Taxis start at about AED 12 with about AED 2 per kilometre (Numbeo).

If you’ll live in Abu Dhabi and work in Dubai, or the other way round, think hard about it. It’s a long daily commute between the two cities.

Health insurance

In Abu Dhabi, employers and sponsors are responsible for health insurance for their employees, and family coverage under the rules is limited to one spouse and three children under 18 (u.ae). Ask your employer exactly who in your family the company policy covers. If it covers only you, budget for your family’s cover. See our relocation checklist for the details.

Schools and childcare

School fees are the biggest extra cost for families. Numbeo’s contributors put international primary school fees in Abu Dhabi at about AED 54,430 a year per child (range AED 30,000 to 80,000), compared with about AED 65,896 in Dubai, and a private full-day preschool at about AED 2,905 a month.

In Abu Dhabi, the Department of Education and Knowledge (ADEK) regulates private schools and approves fee increases (u.ae). Ask your employer whether your package includes a school fees allowance; for many families it decides whether an offer works.

Food and eating out

Item Price
Meal at an inexpensive restaurant AED 30
Three-course meal for two, mid-range restaurant AED 200
Cappuccino AED 22
Milk, 1 litre AED 7
White bread, 500 g AED 6

Taxes
